As an owner of investment real estate, I understand that your portfolio may be your retirement, your children’s college fund, your rainy day fund, or just something your cousin said you should get in to. No matter the reason you have rental property, you need it to be professionally and properly managed. You need timely maintenance, qualified tenants and a property management staff that truly cares about your investment. My aim is to take the hassles and headaches out of your hands. · I will screen all tenants with respect to credit, criminal records and eviction proceedings. · I will personally inspect your property each quarter and provide photos for your inspection. · I will handle all eviction proceedings provided you, the owner, obey all of Florida law. · I will receive, provide an accounting of and disburse all rental monies. · I will contract and supervise all repairs required on your property. Property Management Fees Tenant Acquisition – One month rent Monthly Management – 10% of rent collected Handyman Fee – Materials + $60.00 per hour Lawn Maintenance - $23 per service (includes mowing, trimming, edging and blowing) Cleanout - $60 per hour All other fees can be negotiated with each owner.
